We are seeking a skilled and experienced Maintenance Supervisor to lead the maintenance operations at a luxury apartment community located in the heart of Downtown Columbus. This is a hands-on leadership role ideal for someone with a strong background in apartment maintenance and a proven ability to supervise teams, manage projects, and ensure high-quality service standards.

Responsibilities:

• Lead and manage the daily operations of the maintenance team, including scheduling, training, and performance management
• Oversee and assist with HVAC, plumbing, electrical, and general repair work across apartment units and common areas
• Coordinate apartment turnovers, preventative maintenance programs, and safety inspections
• Ensure timely and thorough completion of work orders and emergency maintenance requests
• Maintain inventory of tools, equipment, and supplies; place orders as needed
• Communicate effectively with property management, residents, and vendors
• Participate in the on-call rotation and provide guidance during emergency responses

• Minimum 5 years of hands-on apartment maintenance experience (onsite experience strongly preferred)
• At least 2 years of supervisory or lead maintenance experience
• Strong working knowledge of HVAC, plumbing, and electrical systems
• Ability to train and mentor junior maintenance staff
• Excellent organizational, problem-solving, and time management skills
• Valid driver's license and reliable transportation required
• Must be able to pass a background check and drug screening (no felony convictions)
• HVAC/EPA certification preferred
